Home Sellers and Realtors Need to Use Professional Photography

Collier Swecker video blogs about a recent study by the real estate brokerage Redfin, that showed that sold homes that had professionally shot photographs sold on average for $3,000 more than those homes that had owner shot or agent shot photography. Since Web Appeal is the new Curb Appeal, photography may be the absolute most important aspect of the marketing process. We use professional photography on over 90% of our listings and it has made an incredible difference in ensuring that our listings sell faster and for more money. Make sure you ask your agent if they intend to have your home photographed by a professional photographer. Hey Realtors – Stop Overpricing Your Listings!

Collier Swecker video blogs about there are some real excited Real Estate Agents who are so excited to get listings that they will give prospective Sellers irrationally high list prices just so that they can get the listing. Soon after these unprofessional agents get the listing they are calling their Sellers and asking for them to drop the price because they are not getting any showings at that high price. Duh! These agents are costing their clients money and causing a general distrust of real estate agents in general. A skilled agent knows how to price a home so that it will attract the most prospective buyers and will generate offers while talentless agents overprice listings and mislead their Sellers. Birmingham Needs to Use The Electronic Highway Message Boards to Make Money

Collier Swecker video blogs his idea that will help the Birmingham Area Counties / Municipalities or the State of Alabama raise much needed funds. The governmental entities are always complaining about a lack of revenue, yet, with the exception of Hoover, they do not want to operate like a business. They must think outside the box. We have these Electronic Highway Message Boards that are displaying worthless drive time information (with exception of Amber Alerts) and very rarely display accident information. They cost taxpayers nearly $300,000 a piece and they see zero return on our investment. We need to have the local / state governments start allowing advertising on them along with their worthless information and the governments would be able to fund road projects or any other projects from the revenue without having to add a sales tax increase etc. There are so many businesses that would pay to have their business advertising be displayed literally  in front of a captive audience. I know that there are some people that will say that it is a distraction, but that cell phone is a much bigger distraction and they already want us distracted with their worthless information.
