Should Buyers Get a Home Inspection with New Construction

Collier Swecker video blogs about how many home buyers who are purchasing a new construction home should get an independent home inspection prior to closing. I have talked to numerous home inspectors over the last few years who have indicated that they have seen a vast increase in the amount of repairs needed with new construction, due mainly to builders cutting corners to save a few dollars. There are many excellent builders and even when hiring those builders you should protect your steep investment buy spending a few hundred dollars for an independent review of the home. If you have any questions or comments about getting a home inspection when you purchase a new construction home, email me at Collier@MegaAgents.com or visit my website at www.CollierSwecker.com.

Realistic Home Sellers – Trust Your Realtor and Do Your Homework When Setting Your Sales Price

Collier Swecker video blogs about how realistic home sellers in this crazy economy and real estate market need to put trust in their knowledgeable Realtor when determining the selling price of their home. A good knowledgeable real estate agent knows that home prices are set by the market (buyers) and that the prices that buyers are willing to pay are directly proportional to the condition of the home as compared to the sold comparables of similar price points. Do not make assumptions about the condition / updates of that home down the street when comparing your home to theirs, if you do not have a clue about that homes features etc. A good agent, if they have done their homework, can tell you a price range in which your home will sell for because the market has already spoken. Good agents will protect as much of your equity as possible by always telling you the truth and negotiating every offer to the fullest.  If you have any comments or questions, email Collier at Collier@MegaAgents.com or visit my website at www.CollierSwecker.com.

Should You Manage Your Own Rental Home

Collier Swecker video blogs about why most people need to hire a professional manager to handle their rental property. Many home sellers who have failed to procure a buyer for their home, have made the decision to lease their home and they attempt to save money by taking on the responsibility to collect rents, manage repairs, and everything else that goes along with owning & managing rental property. I have seen so many homeowners that take the self managed route, regret the decision because they end up spending countless hours chasing unpaid rent,  making repairs, and spending tons of money and time trying to please the tenants. A professional manager is worth every dime that you spend on them and they will allow you peace of mind in knowing that you don’t have to answer that midnight call because the toilet won’t stop running.  If you have any comments or questions contact me at Collier@MegaAgents.com or visit my website at www.CollierSwecker.com.

Paying Cash for a Home Does Not Entitle You to a Fifty Percent Discount

Collier Swecker video blogs about how so many home purchasers market paying cash for a home (as opposed to getting a mortgage) think that by doing so they are entitled to a steep discount since no mortgage or bank is involved. Sellers really do not care if the money at the closing table comes from the home buyers bank -mortgage company or whether it was cash from their savings account. Its all the same to the Seller. Don’t get me wrong you need to use the fact that you are paying cash as part of your negotiation. It makes you more likely to be able to close the transaction and probably will get you a small discount because the Seller is less worried about actually getting to closing.  If you have any comments or questions, email Collier at Collier@MegaAgentRealEstate.com or visit my website at www.MegaAgents.com.
