Collier Swecker video blogs about a recent decision by the Birmingham Area Multiple Listing Service to allow Realtors to include square footage on their listings. It will take a while to get the database for all of the listings updated because not only do Brokerages have to “opt-in” to allowing square footage but all of the square footage information from the tax records must be manually input by agents once their Broker approves the inclusion. While the inclusion of square footage information gives important data for the consumer to consider, the consumer must also understand that the information will primarily come from the tax assessors office. As we have discussed before, the square footage reported by the tax assessors Office is about as accurate as the property values that they are placing on homes during their annual appraisal process. The only true and accurate way to know the real square footage is to get a home appraised by a licensed home appraiser or you can even measure the home yourself.
