If your home is not in the top 15% of both categories against your competition you have no chance of selling. Sellers have to provide potential buyers perceived value in this market. Additionally, Buyers need to reward Sellers who are priced correctly and are providing good value. We are seeing that when a home is priced correctly, Buyers are rewarding Sellers with sales prices closer to asking price. With just over 13,000 homes currently for sale in the Birmingham area, there are probably only 10% that are priced such that they have any chance of selling.
