Buyers Need to Check Credit Reports Before Applying for a Mortgage

Collier Swecker video blogs about how every person considering buying a home in the next 6 months needs to review their Credit Report prior to visiting a mortgage lender to get pre-approved for a mortgage. Federal Law allows for every person to receive a copy of their credit report once every 12 Months from the “big 3” credit reporting agencies, Experian, Transunion, and Equifax. In order to receive a copy of these credit reports, you simply visit www.AnnualCreditReport.com and request your credit report. It is very important that you don’t confuse www.FreeCreditReport.com with www.AnnualCreditReport.com. AnnualCreditReport.com’s credit report copies are actually free whereas FreeCreditReport.com’s are not free, despite the name. If you see anything that does not appear to be accurate, immediately start the process to fix any issues that you find. It is so much easier to fix credit issues before you start the home loan process.  If you have any questions or comments email me at Collier@MegaAgents.com, visit my blog at www.CollierSwecker.com or my website at www.MegaAgents.com.

Sometimes Home Buyers Need to Pay Full Price

Collier Swecker video blogs about how some Sellers are actually pricing their house correctly and home buyers need to understand that there are times where paying near full price is the right deal to take. I often ask people are you looking for a “deal” or are they looking for a “home”. We are finding that in a market of very low home inventory a properly priced house will sell near list price and will sell quickly. Certain Repairs in a Home Should Not Scare Buyers Away

Collier Swecker video blogs about how there are some situations in homes that are for sale that appear on their face to be worse than they really are. Many home buyers back out of contract or drop homes from consideration because of conditions that are easily repaired or remediated. A good real estate agent will gladly get local contractors to evaluate and give real quotes on repairing the situation before giving up on an otherwise great home for a home buyer.  If you have any questions or comments email me at Collier@MegaAgents.com, visit my blog at www.CollierSwecker.com or my website at www.MegaAgents.com.

Home Buyers Can Do Some Dumb Things

Collier Swecker video blogs a story about one of his clients who was qualified to buy a home, put a contract on a home, got approved for a mortgage and then decided that it was ok to stop paying every other bill for the month and half between contract and closing. There are many people that still do not understand that being qualified by a bank for a mortgage is still contingent on your credit all the way through when closing paperwork is signed and keys exchanged. The banks are routinely pulling credit on the day of closing, so do not do anything financially stupid prior to closing.
