Home Sellers in Birmingham Only Received 89% of List Price in August 2010

Collier Swecker video blogs about how in August 2010 Home Sellers in Birmingham only received 89 percent of their original list price when they sold their homes, according to the Birmingham Area MLS. This statistic has been staying around 91% – 92% for most of the last year but the number fell to 89.2% in July 2010 and down to 89% in August. This statistic coupled with the statistic that Sellers are usually receiving close to 98% of Final list price emphasize the importance of pricing your home correctly from the very beginning or you will enjoy being among the 14,000 homes for sale in Birmingham for a long, long time. If you price your home to sale based on the current market you will sell and you will get a lot closer to list price. Why is it that foreclosures and short sales are selling so well in this market? It is a simple answer, they are priced to sell and it certainly is not because they are the homes that are the most attractive in the best conditions. Beware of the “Saw Tooth” Real Estate Market in Birmingham Alabama

Collier Swecker video blogs about the “saw tooth” real estate market that we are currently in. This is a very deceptive real estate market because every time we see housing prices increase we see them decrease just as quickly. This is because when properties in a certain area start to sell, the prices of the current inventory of homes rise as a result of less inventory and perceived demand in that area. What happens next is that when non-selling home owners see prices starting to rise, many of them decide that it is a great time to sell their home and throw their home on the market for sale. As a result the inventory of homes in that area increase once again and prices go right back down. It is a cycle that we have seen over the last year and will probably see for at least 2 or 3 more years.
